[00:00:28] Rebeka: Thank you for having me.

So let's get into it. We are going to go ahead and start you off with an icebreaker. Are you ready?

[:

[00:00:39] Brianna: Okay. So you're an icebreaker. From my understanding, your background is in athletics.

[:

[00:00:44] Brianna: Okay. So if you could compare a sport to real estate, which one would you say?

[:

So I would say track and field. Football is the first one that comes to mind.

[:

[00:00:59] Rebeka: Cause you were battling constantly. Um, but I would say track because it really is about endurance, right? And like strength and endurance. You know, all those things that go into that. So I don't know, a combination of the two, cardio.

[:

[00:01:27] Rebeka: Ooh, Rebeka is, I don't know. She's mulitfaceted. She is a entrepreneur. She is a girl's girl.

She is family oriented, friendly, just genuine, like, person, spontaneous, impulsive, but, just authentic, I don't know, I support, a lot of people, my clients, my friends. My, other people that I don't know, I don't know. She is educated. She's well traveled.

I don't know. She's a bunch of things.

[00:02:01] Rebeka: Yes, definitely.

[:

Was it because you had family members that got you into it or friends or resources, or is it something that you stumbled across?

[:

And I loved my job, but I was not a fan of, and it's so funny. I make the joke now, like, Oh, I put my nine to five cause it was too time consuming and now I have a job that's 24 seven.

[:

[00:02:43] Rebeka: So there's that, but, I really wanted a career where I kind of had more control over. Kind of my salary too.

Like I have a very strong work ethic. So it's like, I didn't appreciate my career that like, no matter how hard I work and how good my numbers are, there's still a limit to my salary. Even if I get a bonus or a raise, like it's still right. So I was like, I really wanted a profession where my hustle, my grind can really determine how much I make.

There's no limit. And I'm very big on like, I get intrinsic motivation and just genuine happiness from seeing others happy as a result of something I've done or contributed. So I wasn't really getting that in my other career. So this way it's like getting to meet new people and network.

So my friend is a realtor as well. And I had, Seeing obviously like on social media, different luxury real estate pages. And I just loved looking at nice houses and neighborhoods, especially in Texas, like what you can get here compared to like back home in Maryland or like whatever. So I was just like, wow, I think there's a, this is a career where I can kind of combine my passions.

And also again, network with people and learn new skills and all these other things. And you can branch off in real estate. Like even if you don't want to stay a realtor forever, you can get into investing and all that. For me, growth wise, like long term, I felt like it was a good. Next step, so to speak.

[:

[00:04:08] Rebeka: It was tumultuous. So I'm blessed and fortunate enough to work for brokerage who gives us leads. And they pay for those.

Right. So we have a team where like Zillow, grocery. com, like let's say you were to click on your computer right now and look at a house and then they ask you for like your name and email or email address and phone number. One of our team members reaches out `and she's like, Hey Brianna, like I see you're looking at one, two, three main street.

Would you like to tour it? Like, would you want to see, you know, whatever. And so then I was like, Oh my gosh, yes, I would love that. They're messaging me like, Hey, I've got somebody who wants to. So I'm fortunate enough to get leads. And so my first deal was a lead that I got beautiful family. So sweet.

I actually just went to their housewarming this past weekend. So love those full circle moments. Um, and it was great. We had went around to different houses, you know, throughout a few weeks, found the one she was very particular about the style that she wanted. We were Looking specifically and then we found the one I was nervous because on the listing it said FHA or conventional loan only or something and she was using a different type of loan I think where a lot of agents would have just been like, oh, well Sorry, you can't get this house the listing, you know financing isn't with what you're looking for I called the listing agent i'm like, hey Because the only thing about it i'm gonna make sure you know, so I was like Hey, I said that you have listed that you guys are looking for, you know cash or conventional My buyer has an FHA loan that she wants to use like can you explain to me like why you're like what your reasoning is?

Behind that and if you're Seller would be willing to, you know, consider. And so then they explained to me or whatever. So I was really proud because I ended up getting them obviously at the house. So I was like, he explained to me that they'd been burned in the past with other deals. So just like for the sake of, so, but with that listing agent, I had also some other little learning experiences.

I'm not, we'll call them a little tedious things in the background way. Like even when we submitted the offer, you know, it's kind of like a negotiation, right? Submit an offer, they count or whatever. His counter was like. Nothing. It was just like, no, you're going to pay full price. And you guys are paying title and survey.

Like he was just, it was just, there

wasn't a bar. Yeah.

So like having to do all that, but ultimately I still got my sellers concessions and the new roof and all these things. So, it was just really rewarding. So like, it was a learning experience and then it was really rewarding just to see, like, Just the whole process.

Like she was even messaging me like, so, you know, like, Hey, cause I keep updates. I update them every step of the way. So when there's a lull, she's kind of like, Hey, are we missing anything? I'm like, no, we're just waiting for title to get through their process. And then getting them in the house was just like, just an amazing moment.

Like her and her little boys and her husband, they were just loving it. And then again, seeing them at their housewarming this past weekend, I was just like, Oh, like seeing them all moved in and like what they've done to the place. So it was. It was exciting. It was frustrating. It was all the things, but yeah, it was good.

[:

What would be some introductory things that I should know before even moving forward with talking about, Oh, I want this type of place. I want this type of place.

[:

Right. Cause a lot of people think that there's a lot of behind the scenes, like numbers wise that people don't understand. So they may see a house that's listed at, you know, 300, 000 and do the math and feed their monthly payments going to be X, Y, and Z. But there's like, no, there's PMI, there's taxes, there's HOA fees, and that'll add another thousand dollars to your monthly payment.

Right. So, so, um, You want to make sure you're in a good financial position to see what price point you can, you know, afford. And then from there, just getting a good realtor, you can do your research online, kind of get a feel for what you like and, some deal breakers and non negotiables for when you're searching, but really a good realtor is going to help guide you through things that you wouldn't know to look out for, and then just, Obviously making no big purchases.

I know people like to buy cars and all these things, but you want to make sure, you know, credit wise, like you're good and solid. And then just being realistic and also being willing to kind of compromise in certain areas. Like you may not be able to get all 10 things on your list, but especially if you're a first time home buyer, your first home is probably not going to be, your dream home that you end up in.

So just being able to Think long term and bigger picture and then also be willing to like maybe put some work in like if you're at a smaller budget and you You know want something grander? Okay, maybe you get a lower price point house and then slowly renovate, you know what I mean? um But yeah, I just And then just talking to your realtor and being honest and transparent about your situation, your timeline, what you're wanting, and then, yeah, just be willing to kind of be taught and educated and kind of guided.

[:

[00:09:19] Rebeka: it really varies. Every client is different.

Some are super practical and they're just like, I just want, you know, three bedrooms, two bath, nice neighborhood. Decent size yard. And then it's like, okay, cool. We've got our pick of the dozen. Right. Then you have clients who are wanting a five bedroom, three and a half bath for 200, 000 in Bristow. And it's just like respectfully, you know what I mean?

So you do have those who just are unrealistic. As a realtor, it's our job to manage those expectations, and to educate the client. So I'll show them, like, I'll pull up the MLS and scroll through them. Like here, I'm going to put your criteria in and I'm going to show you what pops up.

Right. I'm going to show you what's populating because I'm not being biased. Like I'm going to show you what is available in the market. That's how I handle those conversations and then you can get creative. If you want something nicer, that size is going to be a fixer upper,

so I have contractors I work with, they can give me good quotes on like that work, but it's going to be hard, you know, they can say like, Champagne taste in a beer budget. Yes. And I mean that respectfully, right? But that's the reality of it. So yeah, I've had a few, but you know.

[:

What does your team look like? I've had conversations with people that they had people, in the banking industry, just in case you need some lending. And they've had conversations with people in the credit industry, just in case their client doesn't have top notch credit. So what does your team look like to provide those resources to your clients?

[:

Cause my work style is very specific, right? I'm like a type a personality, I guess. I'm very like efficient and detail oriented, very like on top of it. So I need. Team members who match that. So I've kind of curated the perfect team that flows with me. Cause I would hate to like me be on top of things. And then you're waiting on an inspection, you know, three days later.

Right. So like my team, if I hit up my girl right now and I'm like, Hey, Danielle, I need an inspection today at four o'clock. If she's got availability, she's doing it. Otherwise she's like, Hey, I can't do four, but I can do six but yeah, I have all those people like inspectors, really whatever you would need in the home buying process.

Credit repair people as well, just because again, like when it comes to some people aren't necessarily in the ideal because you can be in a good enough position to buy it. But we really want to make sure you're in the best right possible, especially in today's market with interest rates. I would hate to put a client in a situation where Okay.

They're okay for a few months, but then they're struggling to kind of keep up with those payments, you know, six months down the line. So I'd rather get them into the best ideal situation. So that may mean, hey, pay down these debts a little bit over the next few months. And then we'll get you, you know, your score will be higher.

You'll get a better interest rate, so on. And so I have people that will help with that, right? Any area that they would need help in. We're going to get it done.

[:

[00:12:16] Rebeka: I know a guy. I've got a guy. I got a girl.

[:

Okay. So what are some misconceptions within the real estate industry? If that comes from an Asian standpoint or even a buyer, what are some misconceptions?

[:

And it's. Almost laughable because there's so much behind the scenes work that we do. And it's like, what? But no, there's that, right? Like we are on the back end. We're building rapport with the listing agent, right? Because when it comes to putting in an offer, if we want to stand a better chance at getting our terms accepted, you want to have some kind of relationship with the agent rather than coming in.

You know, there's a way to present those things as well. Right? You don't want to just. like, Hey, we're offering X amount. And then that be like, no, there's a way you want to present it to be professional, be clean, be clear. The negotiation aspects, like you're having to really like, there's a lot of psychology behind it.

Right. And you're having to kind of learn people's personalities. Like, are they a D and I, I don't know if you're familiar with like the DISC assessment.

[:

[00:13:26] Rebeka: So it's just speaking to DISC. Don't ask me what they stand for, girl. I got you. I got you. I got you. Whatever you say, she's giving you the foundation.

It's like, some people are like numbers people. So they don't care about the fluff. They want to know bottom line, like how much it's going to cost me. And there's people who are kind of like me, like very high energy, built on rapport.

They're more about like liking the person. So it's just like all these different factors, but you have to know those and be able to kind of match the personality to get the best possible result. Right. So there's a lot of that that we're doing on the backend. Even the documents, like there's.

So many timelines and deadlines that you have to meet within the contract. And if you miss one, you're in breach your, you know, contract. So that can look very, you know, it could impact your client very poorly. They may lose out on their earnest money, right? Like earnest money. You're putting down 1 percent of the total sales price for how you didn't mean.

So it's just like that there's so many errors that could be made along the way. So, um, yeah, a common misconception is that, you know, either we're just door openers that we're not needed, but it's like, Okay, go ahead and try to do it on your own, but anyone saying you can't, but if you don't have the knowledge base, like you're probably not going to get the best deal, right.

Cause you're going to do whatever, you know, you may miss out on getting repairs done or credits, you know, towards you. So I would say that, and then I don't know, I guess those are the biggest ones that I'm just like, Okay,

[:

I feel like I can do it myself. I feel like I can do it myself. Try to be real independent. And then when they figure out like, oh, this is harder than I thought. Have you ever had that where they was just like, I tried it, but it didn't work. I need some support.

[:

She had tried it before, right? Like for sale by owner. How are you able to vet or screen these people that are coming into your house and for them? You know what I mean? How are you able to Like they're calling like, Hey, I want to tour right now. You're in the shower or you're away and you can't let them in or whatever.

Right. So it's like even things as simple as that, there's no real structure in place. So with an agent, right. We listed on MLS cause also when you're doing first step by owner, you may post it on Facebook, you may post it social media, maybe you can do it on zillow. com or whatever, but you're not having as much exposure as you would where we have our systems in place.

So, and then she actually hired a grocer who just kind of listed it and then it wasn't doing anything. So I was actually working with her mom to buy land and for her to build. And when she saw how efficient I was, she was like, if I You know, if I part ways with my agent, could you please take over?

Because I really want to get this. So, yeah. So, and I'm not in the business of taking business from other agents, but you'd be surprised how many agents out here are just not great at what they do.

[:

[00:16:36] Rebeka: You need to communicate. You need to know about the property, right? You need to know the market. You need to know the area that you're selling in. You need to know the things about the home that you're advertising, right? Cause when you get those calls from buyers or buyers agents, and they're asking you about the house, the property, you need to be knowledgeable and be able to answer their questions and to be able to answer them confidently and accurately, right?

Cause you don't ever want to misrepresent, right? So you want to market it. You want to be knowledgeable about it. You also want to run all your comps and research, right? So. Before I even list a home, I need to do my research and see, okay, what homes similar to this one have sold in the area in the last three months?

At what price point did they sell for? What price were they listed at compared to what they sold for? You know, and you want to get, you want to get that information so you can accurately price the home, right? Because you can never underprice a home, but you can always overprice one. And so, What happens a lot in the market is people, sellers want to sell, they know the value of their home.

Like, Oh, no, this is my greatest house. I'm new. Like this house is worth X, Y, and Z. Okay. The market's saying it's worth this, but you wouldn't list it for this. You can do that. It's going to sit because people are going to come and see it and they're going to say, this is a nice house, but it's not worth the price tag.

Right. And rather than submit an insultingly low offer, they're just going to move on. But if you under price a house, or if you accurately price a house, people are either going to come in and be like, oh, wow, this is nice. Like, yeah, let's offer asking, or they're going to be like, whoa, and you're going to get multiple offers where that's the ideal situation, right?

Because then people are competing to get your house, right? So then you can sell it for over asking or whatever. So you want to do your research to make sure that it's priced accurately. And then just a clean and professional setup, right? So when it comes to showings, I do supra, which is like a Bluetooth style key holder.

And you set it up through showing time or broker bay. And that's where other agents are able to schedule a showing for the house. I get a notification. My seller gets a notification about what time, what date people are coming and then they can know to keep the house clean and make sure it's ready and, you know, all those things and then it's a seamless process.

They don't have to do anything. They just leave the house or if it's vacant, you know, and they just come show the house and then, you know, clean up afterwards or close the doors and, you know, lock them. Yes, this, I guess that's really. The overall brand that

[:

And I'm like, I feel like you should do more because of course, a word of mouth, just like how the seller had found you, they saw that you were good at amazing at what you do. So it was like, you know, let's jump on Rebeka's board. But I just feel like a lot of times in general, I think it's more than just social media..

I feel like you have to show up. You have to do your research. You have to know what you're talking about. And that's in all facets of every stage of business. So I'm wanting it to just pick your brain and just see what else is needed out there.

[:

[00:19:26] Brianna: So let's go ahead and get into our next segment, which is highs and lows.

We're going to start with your high. Anything you want to celebrate, pat yourself on the back to say, Hey, Rebeka did this and it doesn't have to pertain to real estate. It can be any part of your life.

[:

[00:19:42] Brianna: Um, and so you're a newbie

[:

So like a lot of people within the first three to six months of real estate, Quit, right? Because this is a commission based career. If you don't get closing, you don't secure deals, you're not getting paid. And you also to do this job effectively, you have to be full time.

So it's kind of like, either you need to have savings or some kind of residual income that's going to take care of your expenses in the meantime, or you need to be out there closing deals and making money. So, it can be very immensely draining for that reason sometimes. And then in addition to that, like, I think people also don't realize realtors, we are therapists, we are, research, you know, we're, we're all these things in addition to just, writing contracts and submitting offers.

So like that can be a lot to take on too. Like, and then you think about it for my clients, I'm their only realtor, but baby, I've got multiple clients. So I think about, you know, I'm getting a call from one client freaking out, or, you know, this one's getting cold feet or this one's blah, blah, blah. So it's like, Being able to manage all that and then the average realtor Don't quote me on the stats, but like For their first year, right?

They'll close One to five transactions for the year and I did that in my first five months, right? Five six transactions in the first five months. So it's just like i'm proud of myself. Yeah for being able to like get it done and like get it done well, you know, cause I'm big on like doing things with excellence.

And then just coming to a new city. I mean, this is like my fifth city that I lived in. So just like, you know, kind of starting all over again, no friends that won't, I had two friends here, but like no family here, a whole new career.

And then my spiritual journey, since I moved to Dallas has been. Life changing. So I just feel a lot of highs there. I got baptized last month. So Yes.

[00:21:30] Rebeka: Yes. I was in Houston for three years before this. Nice. Houston was my second home. Yes. Houston was, I was kind of outgrown the culture there. It's very like fast. Hey, like a bunch of party city, like I said, a good time, but for like, I'm ready to like settle down and kind of focus and whatever.

So I wanted somewhere that was kind of the combination of the two, right? Like somewhere that I could still have a good time, but also focus, be around other like minded individuals who are, you know, business oriented, cultured, and like, Sophisticated. I had friends in Dallas and two really good girlfriends of mine, so I'm just being closer to them. And so. Yeah, just being in a new environment that was and then also I was already working to get licensed in the state of Texas for real estate and so Dallas obviously being prime territory, so

[:

Okay. So on the other end we talked about your highs. Now, let's talk about I want to just say a low, but anything that challenged you, it can be in real estate. Like I mentioned, it could be your spiritual guidance, you know, where you are today. Anything that was just, Ooh, should I be doing this? Is this really where I need to be in life or should I be focused on something else?

And how did you pull yourself up to make sure that you get back to where you are? Get back on track.

[:

Well, same with the highs, you know, similarly, those things were also lows, right? So coming to a new city where I didn't really have. Friends or family was very, I guess, like lonely for me in a way too.

Yeah. Because it's like, don't have, you know, I mean my, the two friends I have, they're both married with kids, so it's a different setup, right? Like I'm, well, I have a boyfriend, but by, at the time it was single, no kids. So it's just like, you know, their availability isn't the same as mine, right?

Like if I say, Hey, let's go to brunch right now. Mm-Hmm. girl, I gotta schedule with them two weeks in advance. , right? Because they gotta get babysitters. It's a whole thing, right? Mm-Hmm. . So, um, just being like kind of lonely in that and also. People are weird. So when it comes to, like, friendships, No, seriously, I've seen you grow traumatized.

So it's just like, when it came to, like, building new friendships and relationships, that was kind of a slower process, too, right? And then, people don't really talk about it in adulthood. It's a lot harder to connect than it is when you're younger, right? When you're in school, elementary through college, you're around people all day, to have those opportunities.

But unless you're actively making an effort in your adulthood, like going out to places, then it's like, okay, I'm going out by myself. So it's just like, I struggled with that. And then even like with real estate, like I did get overwhelmed. I was getting stressed out. And then it's like losing the security of a guaranteed paycheck every two weeks compared to like, even when you go under contract, Even if everything goes as smoothly as it's supposed to, you're still not closing for about a month,

so it's like there's still that delayed payment, right? And then by the time that paycheck comes you're probably catching up on not late bills But you know I'm saying like you're just re upping, you know bills already due again kind of thing. So adjusting to that, that change in dynamic, And then what else?

[:

[00:24:29] Rebeka: Honestly, I just, but you know what? My faith really helped with that. So to answer the second part of your question. My friends, I am so grateful for the support. That like my friends and family provide.

Like I had a, not mental breakdown, but like I had a whole moment where I was just overwhelmed and I called my girlfriends and I'm like, I don't know if I want to do this, I think I'm going to pack up. My sister just moved to Tampa. They haven't bought a big house. I might just stay there for a minute.

Like, I just, I don't know if this is for me. I'm overwhelmed. I can't do this. Mind you, I called them on Tuesday, Wednesday afternoon. I'm taking a nap. I hear a knock on my door. My two friends had flown out. Like, and I'm trying not to cry, they flew out to like, just give me like, to the love on me and give me the support.

And like, in that moment, cause I was talking to God too, and I told him, listen, you led me here. You brought me here. You told me this is where I'm supposed to be and what I'm supposed to be doing. I'm not feeling it. You know what I mean? So I need some kind of reassurance from you. I need you to do something.

Yeah, to show me right to kind of whatever. And yeah, that was incredible. And then of course, you know, I had more transactions and stuff from there. So yeah, my friends, my family, my just my God, like his, his support, like, I'm really learning. I've been faithful, right? Like, I understand he's never and that's the thing, too.

When you look back, I've never been without I've never been in a situation where like, I didn't have, you know, the right way it came. It always came from somewhere. So you know what I mean? Mm hmm. So it's like, but it's still like getting down to the wire of like, okay, it's the 31st, you know, the first is tomorrow kind of thing.

But he's never failed me. Right. And so I think within my spiritual journey, like really being faith based and just remembering and realizing, like, I don't even stress anymore. Cause I'm just like, girl, you're insulting him by doing that because hasn't he had, he's carried you through every other time.

So I covered, you know, I would not be the different. So yeah, I guess just. through that support. And that's just in life too. Cause then of course I go, Oh, I went to a, Afro beats and R and B vibe, day party and randomly two friends from college, like in Memphis were there. And I'm like, wait, wait.

And they live here too. So I'm just being able to like reconnect with people. And then obviously like through church, I've met other friends. So he's really has provided. And then now my boyfriend, like I've been single for a Before now, it's about four years. So that was another thing. I'm like, where's my husband?

[:

[00:26:46] Rebeka: So and he is literally everything that I prayed for so it's just like just literally yeah staying Faithful, staying like persistent and just having faith and trusting the process is probably the biggest thing that's helped me, but .

[:

I was like, I feel like we're always here to cheer each other on, but what can we do as a unit to support each other when we're down? Because life is life. Yeah. And so we're all in different stages of our lives, single, married, children, all the things. And I'm just like, we need to show up. I think it's very important for not only the cheer each other on when things are going good But also when those challenging moments for you to help you good girlfriends if you like girl Let me come and love on you. Don't let me support on you. So I love to hear that you have a foundation Yes Even though, like you mentioned, you live in certain places, you're still here connecting with people from college in Memphis.

So I just love to hear like you're continuing on and you're doing what God called you to do and you're making it happen. Yes. Okay. So go ahead and tell the people how to get in touch with you. If it's a website, if you have some upcoming events, whatever the case may be, let the people know.

And this is Proverbs chapter 16, verse three. I'm going to explain my thoughts on it, and then you can explain your thoughts and it's a wrap. Okay. So for me, when I was writing this down, like you mentioned, it is not easy as a business owner myself coming from paycheck to paycheck and knowing you're going to get paid in two weeks versus if I don't work, I don't eat. That's a different mindset. I questioned a lot of times, like, am I going to do this coming from an accounting background to now doing media?

I have no experience. So it was a lot. So for me to hear how the transition of your life. Even starting all over because that's scary too and coming from a familiar place to an unfamiliar place It's starting all over. I commend you and like you mentioned you had got baptized Congratulations. And I'm about to get a little emotional, just thinking about my own purpose and the things that God has given me, I think it can be a whirlwind sometimes where we only look at what's in front of us versus knowing the spiritual warfare that you're not alone.

And so we give it up to God and we just share it with him. Like, okay, we're supposed to be in this together, but I feel like I'm alone. Where are you Lord? So I just think it's amazing. I commend you for sticking in there, talking to God and not just being, I'm going to just take this day to day and just see how it is.

You're like, no Lord, it's me and you. Like what do we do from here? Give me the guidance. Give me the light. Amen. Amen. So let me know what the next steps are. So when I was writing this, I didn't know this is what we was going to get to today. But as I'm here talking to you and discussing the different things that we discussed today, I really chalked this up to God, just giving him divine timing.

And so that's what I thought. So what about you?

But I would say, yeah, to your point, establish what it is that you're wanting to do, what you're called to do. And just having faith that like, God's going to provide, he's going to provide the clients, the customers, as long as you do your part, he's going to do his. So for me in my situation, it was.

overcoming those obstacles and just staying persistent despite the tribulations and just trusting that, trusting the process and just really having faith and believing that, you know, God is going to help me, you know, through this, whatever. And he has, he did, right? So, and to anybody, my biggest advice is to Get in touch with the Lord.

I don't, there is a peace that you can't find elsewhere, right? Like even before I moved to Dallas, I was kind of like in and out of church kind of thing. And actually my high school track coach was so very close when I told him I was moving to Dallas, he recommended social Dallas, which is a church based in downtown Dallas here.

And he had told me like, Hey, just give it a try. I think it'd be a good fit for you if you don't like it cool, but just like, you know, give it a shot. I went and I've been there ever since, but The way that like, even being hearing the Lord, the word and like, just being reminded of the scriptures and like all the things, like it just God's presence, like, and you see it in life, you'll, you'll see.

You know, maybe there's a situation where, again, you don't know where it's gonna come from, or, you're coming to the bottom of the line, and then, boom, you know what I mean? So, I just think, yeah, that's spiritual, that scripture is just speaking to having faith and just trusting the process. Like, do what you said you're gonna do, do what the Lord is asking you to do, and He's gonna do what He promised He would.
